The number of foreclosures in Butler and Warren counties last month is slightly down, bucking national and state trends.

There were 310 foreclosure filings of some kind in Butler County in September, a decrease of less than 1 percent from August and a decrease of nearly 60 percent from September of last year, according to the latest report by RealtyTrac Inc. released Thursday.

Foreclosure filings also are down in Warren County by 1.18 percent in September compared to August, but with 252 filings last month, that figure is up 69 percent from September of last year.

Butler and Warren counties are ranked 34th and 12th in the state based on foreclosure filings, according to RealtyTrac. Filings tracked by the Irvine, Calif.-based company include default notices, scheduled auctions and bank repossessions.

Thursday’s foreclosure news comes a day after 50 state attorneys general and regulators, including Ohio’s, announced a national probe of mortgage companies’ foreclosure practices.

Statewide foreclosure filings reached more than 36,000, one of the nation’s top 10. Meanwhile, the U.S. rate of foreclosure filings in September increased by about 2.5 percent to almost 350,000 homes. In addition, a record more than 100,000 bank repossession were recorded last month, according to RealtyTrac.

RealtyTrac’s U.S. Foreclosure Market Report also indicated results for the third quarter, which ended Sept. 30. More than 900,000 properties had foreclosure filings last quarter, a 4 percent increase from the second quarter. But third quarter results are a 1 percent decrease from the same quarter last year.
